IF VIEWS AND space are top priorities for you, then check out Bun Na Coille.

A large four-bedder in Cahir, Co Tipperary, it has heaps of room inside with a floor area of 249 m² – but it’s also what’s outside that counts.

This modern home sits on about ten acres of land and is designed to lap up panoramic views of the surrounding countryside with mountain ranges in the distance. As soon as you see its cedar wood facade, it becomes clear that this is no ordinary bungalow.

The house was renovated just last year, so it’s contemporary and filled with top quality touches, from the appliances in the kitchen to the built-in wardrobes in the bedrooms. The recent revamp also bumped the BER to an A3, making for an extremely energy efficient home.

With all of the rooms on one level, the light and airy hall first leads to the living room with its floor to ceiling windows that make the most of the views. A fireplace cosies up the space while patio doors step out to the large patio area outside. A separate room sits off this living area which could be a handy office, den or extra bedroom.

The kitchen is minimalist in style but well-equipped with high-end appliances. You can expect appliances by Neff and Electrolux along with Entzo Dekton countertops. It has plenty of storage while the cast iron radiators add a bit more interest. The kitchen also has a dining area which looks out over the impressive garden.

The four bedrooms sit at the other end of the hallway and they’re all large and filled with natural light. Two share a Jack and Jill bathroom and some are fitted with roomy Sliderobe wardrobes. The main bedroom also has its own  bathroom and a sliding door to a patio for extra privacy as well as luxury.

A utility room as well as a boot room complete the room count of the house.

It would be a sin for a house in a location like this not to make the most of its surroundings. The next owner of Bun Na Coille will have ten acres of land to play with. Cedar wood gates protect the property before you are presented with manicured gardens on different levels with steps that link them. A pond and two water features add an extra dimension to the garden design.

And for anyone looking to keep animals, there is also a well maintained paddocks nearby.

The town of Cahir is about 3 kilometres from Bun Na Coille, which has everything you might need for the everyday along with plenty of choice when it comes to sport from rugby and soccer to tennis and golf.  The Knockmealdown and Comeragh mountains close by will mean plenty of hikes, while the River Suir is great for fishing, kayaking and canoeing.

The larger town of Cashel is also about twenty minutes away by car, and if you have the luxury of a flexible work week in terms of where your office can be, both Cork and Dublin are easily accessible via the M8.

A well-thought-out orientation and plenty of land to go with it, Bun Na Coille is a far cry from the bungalows we may be used to spotting in the Irish countryside.

Bun Na Coille, Mountain Road, Cahirabbey Upper, Cahir, Co Tipperary is on the market for €695,000 through Sherry Fitzgerald.
