The gardens at Bartra Cove lead right down to the sea.

IT CAN BE hard to find a property that boasts both a beautiful location and architectural design, with one of the two factors sometimes sacrificed.

However, Bartra Cove in Dalkey, south Co Dublin, hits the jackpot on both.

A five-bed detached property, Bartra Cove is tucked away off Harbour Road and boasts Bullock Harbour and Bartra Tower as its neighbours. Not to forget undisturbed views of Dublin Bay and Dalkey Island, plus private seaside gardens of 0.5 acres with access to the coastline.

As for the property itself, the accommodation was built in 1998, measures 4,250 sq ft and features curved windows to the front and to the back. Picture windows throughout maximise its beautiful location.

Stepping inside, a conservatory hallway with white limestone floors makes for a highly impressive entrance. A feature stone staircase leads to the first floor, while a lift goes to all three levels.

To the rear of the house, the living room, drawing room and dining room each open into each other, making for the ideal space to entertain, while large picture windows overlook Dublin Bay. Antique fireplaces in the drawing room and living room add a cosy feel.

Moving to the kitchen, which is located to the front of the property, cobalt blue wall and floor units demand attention. The kitchen comes complete with numerous high quality features and finishes, including polished granite work tops and backsplash, a four-oven Aga, a centre island and American-style fridge/freezer. A guest bathroom and utility room complete the ground floor accommodation.

Taking the lift (why not?) to the first floor, there are three large bedrooms here. The master suite enjoys a box bay windows with views over Dublin Bay to Howth, mirrored sliding wardrobes and maple flooring, as well as an en-suite bathroom with a walk-in shower.

The second bedroom is located to the front of the property and enjoys garden views and an en-suite bathroom, while the third bedroom soaks up sea views.

More impressive, however, are the two bedrooms located on the second floor. Each of these bedrooms features its own private balcony and en-suite bathroom. One balcony is south-facing and enjoys sights of St Patrick’s Church, Bartra Martello Tower and Killiney Hill, while the other overlooks Dublin Bay.

Outside, residents can enjoy unparalleled views of the sea from the rear garden’s paved patios and lawn areas. A gazebo is located at the end of the garden, where steps lead down to the Dalkey coastline. There’s potential for further accommodation to be built here, subject to planning permission.

There’s plenty of parking space to the front, with another paved patio here, although it’ll be easy to leave the car at home with Dalkey village just a five-minute walk away. There’s a selection of schools, sports clubs, restaurants and cafes nearby, while the DART provides transport to the city centre and beyond.

Bartra Cove, Harbour Road, Dalkey, south Co Dublin is on the market for €4,850,000 through Sherry FitzGerald via Daft.ie.
