LOCATED IN THE heart of Ballyboughal village, over two-thirds of the properties at Cnoc Dubh have been sold or reserved – and it’s easy to see why.

The development of 57 properties comprises 10 house styles, with prices starting at €430,000 for The Starling, a four-bed detached or semi-detached home of 1,570 sq ft, and ranging up to €595,000 for The Sanderling, a five-bed detached property of 2,105 sq ft.

The Kestrel, a four-bed detached property of 1,850 sq ft, and The Dove, a four-bed detached bungalow of 1,725 sq ft, are also available. The final phase of the development is being released this Saturday, May 18.

Each home at the development benefits from a multitude of high quality features and finishes, including an A-rating for energy efficiency and a Samsung Air Source Heat Pump. A high level of insulation in the floors, walls and roof, as well as high levels of air tightness, maximise energy use and reduce energy waste.

The heart of each home is none other than the bright contemporary kitchen, which is designed by Bespoke Kitchens and features soft-close doors. Bathrooms and en-suite bathrooms boast high quality sanitary ware and tiles, while every master bedroom and second bedroom comes complete with Shaker-style fitted wardrobes for storing all of your wares.

Cnoc Dubh benefits from a selection of green areas and a Spraoi Linn-designed playground in the heart of the development, meaning little ones can play outdoors while being close to home. Seeded gardens and driveways are finished by Kilsaran Paving.

For young families, there’s a range of schools and creches in the immediate area, including Ballyboughal National School and The Village Montessori, with the nearby towns of Ashbourne and Swords providing further options.

Indoor amusement space Ninja Play Centre is less than a 10 minute walk away, meaning there’ll always be something to keep younger members of the family entertained, whatever the weather.
