IT’S NOT EVERY day that the opportunity to buy a home in an exclusive gated community crops up. And, no doubt, a property for sale in a restored walled garden is even more rare.

The icing on the cake, when it comes to this collection of homes at Maryborough Orchard in Douglas, is that although they have light, space and privacy in abundance, they are just a short distance from busy Cork city.

No.5 is one of 14 homes on what is now the grounds of the Maryborough Hotel and Spa – and it’s on sale for €1,200,000.

Spread over a whopping 387 m², no.5 is a four-bed home that was completed in 2004.  Light and space abound due to high ceilings and big windows, taking inspiration the best features of elegant period properties while making things more contemporary.

This is not only evident in the things you can see, but also the things you can’t. For example, geothermal electric underfloor heating which is zoned throughout contributes to this home’s impressive B2 energy rating.

Certainly a house with busy family life in mind, the rooms take up three floors and include a study, playroom and games room, on the ground floor, that sit comfortably alongside the rooms needed for every day living.

The ground floor is home to a large hallway and downstairs toilet as soon as you walk through the front door. To the left is the living room that sets the theme for main social spaces. They are more broken plan than open. A few steps from the living room lead to the kitchen. A central main hall connects these rooms to another lounge and the dining room, which again are connected by a few steps.

The bedrooms, spread over the two remaining floors, are all accessed by a modern spine staircase with solid oak treads. The landings are bright and roomy with continued solid wood flooring.

The solid wood floors feature in every bedroom. The main bedroom which is soaked in light by a large bay window to the front and two Velux windows to the side, has a walk-in wardrobe as well as its own bathroom.

But the bedrooms at No.5 all have the luxury of their own bathrooms – and they aren’t the only spaces that make up these two floors. A handy utility room located on the first floor and an attractive library on the second floor add even more luxury to this home.

With so much space inside, you might think there’s not much left for the outdoors, but no.5 has its own pretty patio area that’s surrounded by mature gardens. The space is private and tranquil making it hard to believe a bustling city centre sits just a 15 minute drive away.

5 Maryborough Orchard, Maryborough Hill, Douglas, Co Cork is on the market for €1,200,000 through DNG Creedon.
