'It went sale agreed within 24 hours': How this Cork family sold their home after one viewing

A quick sale and a move closer to town made the process stress-free.

A FOUR-BED fixer upper set on over an acre of land, this Cork home needed plenty of upgrading to make it more comfortable – a challenge that didn’t faze Niall when he bought it a decade ago. “We really saw how attractive the house was and it really suited our family’s needs,” says Niall, who made a home here with his wife and three children.

Luckily, Niall had the resources to do the necessary improvements and got to work as soon as they moved into this 275 m²  property in an area called Ballyviniter Upper about four kilometres from Mallow in Co Cork.

The property is an elegant and modern home that doesn’t just boast plenty of room but comfort for the whole family seeing as it enjoys a BER of B1. Outside, the house is surrounded by a landscaped site that’s home to a pristine patio area and a charming water feature. The property also has a large, detached garage to one side that blends with the house’s overall aesthetic seamlessly.

The couple and their children who enjoyed their energy efficient, low maintenance home are now moving on. But it’s a case of ‘see you around’, rather than ‘goodbye’, as Niall and his family start their next chapter closer to Mallow town

They put the property up for sale on Daft through Singleton O’Callaghan Auctioneers & Valuers, and the sale closed within 24 hours. “It’s just a stunning house inside and out,” says Mary O’Callaghan. “We had a buyer from day one. They went in excess of our guide price and the vendor was very happy.”

Mary often recommends that her clients invest in a Daft Advantage ad on Daft.ie. “Instead of being pushed down the page over time, Niall’s home stayed on the top,” she says.

The new owners are absolutely thrilled with their purchase and Niall was a dream to work with.

Located a ten minutes drive from Mallow and 40 minutes from Cork city, the property has access to plenty of local amenities, from schools and shop to transport links and sports facilities. Niall and his family’s relocation to the town centre is proof enough that Mallow continues to provide them with what they need – something the new owners of this house are sure to experience for themselves, seeing as it’s just a short drive away.

Niall’s aim, when he upgraded the house, was to make the exterior low maintenance and the interior efficient and warm. “We updated the infrastructure with insulation and added new windows and new doors. We wanted to add value to the property and make things easier for day-to-day life,” says Niall.

Described as being in show house condition externally, as well as internally, this property was a “pleasure” for Mary to bring to market, and she knew that a Daft Advantage ad would give it the exposure it deserved.
