IF YOU WERE to buy this luxury home on one of Ireland’s most affluent streets, you’d own a piece of movie history. Coolbeg is an impressive home on Shrewsbury Road in Dublin 4 that featured in the 1992 film, Far and Away starring a then married Tom Cruise and Nicole Kidman.

It’s come a long way from the early ‘90s, however. Refurbished and extended in 2015, today Coolbeg is a stunning example of modern living within a classic setting.

Spread over .4 acres of landscaped grounds and with a floor area of a whopping 553 m², the home includes a charming one-bed guest lodge which certainly adds to its appeal even further.

As you approach Coolbeg, the landscaped front garden with it cedar trees sets the tone for what’s inside. Step into the grand entrance porch, which leads into a spacious hallway, and you’ll be struck by the craftsmanship and attention to detail throughout this home right away.

The polished Merbau herringbone floors are the first sign that no expense has been spared here. Warm and elegant, the floors run throughout the ground floor of the home. The hallway leads to three reception rooms that are all interconnected. Ornate ceiling cornices and original marble mantelpieces nod to the house’s rich history, while large bay windows fill every space with lovely natural light.

Coolbeg’s design seamlessly blends formal and informal living spaces. The formal drawing room, living room and dining room offer a magnificent setting for more elegant gatherings. Each features classic details such as original Adams-style fireplaces, recessed lighting  and intricate ceiling cornices.

There’s no doubt that the huge open plan kitchen, dining and living area is at the heart of Coolbeg. Surely designed with entertaining in mind, this room is flooded with light thanks to the wall-to-wall glazing and sets of French doors that open onto the outdoor patio. The fully fitted bespoke kitchen is a chef’s dream with its top-of-the-line Siemens appliances, a six-ring gas hob and a large central island.

Adjacent to the kitchen is a relaxed living area with a solid-fuel stove and built-in shelving that’s ideal for cosy evenings in.

Coolbeg isn’t just a pretty space, however, it is wholly practical, too. Go back to the hallway and you’ll find three guest cloakrooms, two storerooms, a utility room and an even plant room. There’s also a study/library with a bay window and a marble fireplace that takes remote working to a whole new level.

On the first floor, the property has three beautiful bedrooms, each offering its own unique charm. The main bedroom suite is the pièce de résistance  with five dual-aspect windows flooding the room with light, a dressing room with wall-to-wall wardrobes and an en suite bathroom that’s akin to one you’d find in a five-star hotel. A spa-like retreat, it features a freestanding bath, twin sinks, a walk-in rain shower and marble finishes throughout.

The second floor is home to two more bedrooms, one of which features a vaulted ceiling, exposed brickwork and another en suite bathroom. The other room doubles as either a bedroom or a home office.

The aforementioned guest lodge sits at the back of the garden. This space certainly mirrors the quality and elegance of the main house. With its own kitchen, living room and mezzanine bedroom, it’s ideal for hosting guests who need that bit of extra privacy.

Coolbeg’s exterior continues to impress. To the back, there’s a private triangular garden that’s bordered by mature trees. The L-shaped patio catches the afternoon and evening sun, making it the perfect spot for summer dining. Steps lead down from the patio to a manicured lawn overlooked by a charming sun house and garden store. Even when you’re outside, you could be fooled into thinking you’re on a grand estate in the countryside and not a walk from the Dublin city centre.

As for energy efficiency, Coolbeg has underfloor heating, air conditioning in five bedrooms and a state-of-the-art heat recovery system to thank for its impressive B2 energy rating – no mean feat for a home that dates to the Edwardian era.

A great location, luxuriously modern features and heaps of charm all join forces at Coolbeg. And with parking for up to eight cars to the front, it certainly brings convenient city living to a whole new level.

Coolbeg, 14 Shrewsbury Road, Ballsbridge, Dublin 4 is on the market for €12,500,000 through Sherry Fitzgerald.
