4 of a Kind: Energy efficient, A-rated homes across the country

From a five-bed in Dublin to one that’s part of a new development in Cork.

SMARTER HEATING AND water systems are becoming the norm in any new build nowadays and it isn’t hard to see why. Not only do they reduce bills, they also have numerous benefits for the planet.

This week we’re looking at four properties around the country with a BER (Building Energy Rating) of A3 or higher – from a five-bed in Dublin to one that’s part of a new development in Cork.

Balbriggan, Co Dublin – €895,000

Sitting on three quarters of an acre, this detached five-bed home in Co Dublin spans 264 m² and has a BER of A1. Built in 2014, energy efficient features include an air tight membrane, heat recovery ventilation system, heat pump with underfloor heating upstairs as well as down and photovoltaic solar panels with storage battery.

The well connected rooms comprise a double height entrance hall, sitting room, open plan kitchen and dining space with split level living room. One of the five bedrooms is en suite while the others share the family bathroom. Doors from the living room open onto the patio. The property also features an attached garage with roller door with additional eaves storage. It’s located in the countryside and close to Balscadden village, but the M1 is about five minutes away, so a 20 minute drive will bring you to Dublin Airport.

Located just outside Wicklow town, the estate sits right across from an Educate Together primary school and is very bike-friendly for those who want to further their green credentials by leaving the car at home. The house also has solar panels.

The rooms inside comprise an entrance hall with under stairs guest toilet and then a living room that connects to the kitchen and dining area that opens onto the back garden. To the other side of the kitchen is a utility room. Upstairs is the full family bathroom and four double bedrooms – the main bedroom has an en suite shower room, a built in wardrobe and a balcony.

Blackrock, Co Cork – €360,000

4 Lakelands Garden is a three-bed family home that’s part of quite a new development called Crawford’s Gate. With a floor space of 92 m² and a BER of A3, this is a cosy house that’s close to Cork city yet enjoys a sense of community in the area of Blackrock.
The rooms inside comprise a modern kitchen that’s part of a large open plan space and incorporates the living room and dining area. The house is ready to walk into and minimal in style, so it wouldn’t be hard for the next owner to add their own stamp.
Double doors from the open plan space lead to the back garden which has a shed and a seating area ready to go. Three bedrooms reside upstairs, one of which has an en suite bathroom. While each bedroom is carpeted, two have fitted wardrobes. This house also benefits from a floored attic space that has renovation potential.
