A super energy efficient family home in the rolling Tipperary hills

Ardbawn has a very high BER for a house built over two decades ago.

IF YOU’RE LOOKING for a large home that strikes the right balance between the countryside and access to a busy town, check out Ardbawn. Set amongst the rolling hills of Co Tipperary, this spacious five-bedder is just a mile from Thurles.

The house may have been built over two decades ago, but it has an impressively high BER of A2, which is a great achievement for a 16 room house with a floor area of 372 m² – and a house that isn’t part of a brand new development.

Now on the market for €650,000, the rooms are large and light-filled and given the high BER, any updates to this home will purely be cosmetic.

A unique feature in this home has got to be the landing, or flying bridge, that offers countryside and racecourse views and is currently home to a pool table. This bridge leads to one of the four bedrooms. Below the bridge, is the dining space that’s also home to a seating area and access onto the south facing patio. Another separate lounge also leads to the patio, while large sliding internal doors link all rooms.

There’s also a smaller and cosier den/TV room just off the kitchen, while utility room keeps laundry out of the way. It’s accessed through the adjoining garage. Two guest bathrooms complete the ground floor.

On the other side of this central space are a further set of double doors to the kitchen. Here, French doors lead to the patio. Patios at all the right orientations let you enjoy the sun at any time of day.

One bedroom is located on the ground floor but there’s no traipsing to the bathroom here – every bedroom has an en suite bathroom with a power shower. This makes the ground floor bedroom a great option for older or those with limited mobility.

The next owner of Ardbawn will enjoy underfloor heating while a geothermal heat pump and a back-up condensing oil boiler heats the rest of the house. The hot water is delivered by a second heat pump which is cleverly designed to use the heat already inside the utility room, either from solar gain through the windows or from the underfloor heating. Each room has its own heat settings that can be controlled by an app, too.

With Thurles just a mile away, the M8 and the train are a quick drive away, making this home well-suited to anyone who loves the countryside but doesn’t want to lose their connection with more urban areas.

Ardbawn, Thurles, Co Tipperary is on the market for €650,000 through PJ Broderick & Co.
