SITTING BESIDE THE River Derry in Tinahely, Co Wicklow is Greenhall Lodge, a three-bedroom home that could be easily mistaken for a Disney film set.

Originally a hunting lodge that dates back to the 19th century, this fairytale of a house is surrounded by 1.3 acres of manicured gardens filled with shrubs and plants. It was built by Lord Fitzwilliam on the grounds of Coollattin Estate – home to Coollattin House, a 15 bedroom Georgian mansion, in need of extensive restoration, that was sold for under €1 million last year.

Spread over 186 sq m, the lodge is now on the market for €850,000 – an asking price close to that of the much larger Coollattin House, but for good reason. Greenhall Lodge has been modernised and restored over the years, ensuring it’s in great nick and would be ready to move into right away.

Downstairs comprises a spacious sitting room that’s home to a classic marble fireplace, timber floors and a bay window that laps up the natural light.

Accessed from the porch, the sitting room is a connection to a more casual study/den area with a panelled ceiling and recessed lighting. The sitting room also leads to the dining room, which has the kitchen to one end and a light-filled sunroom on the other.

The kitchen, while it isn’t big, is fully fitted and benefits from integrated appliances, granite surfaces and a stylish Belfast sink. Opening out to the dining room with cast iron fireplace and then a sunroom more than makes up for the small kitchen, however.

The ground floor isn’t just for social spaces. A large bedroom with its own en suite bathroom is also located here.

From the sunroom, French doors open out into the beautiful garden that’s home to the gazebo, well maintained lawns and plenty of space for outdoor entertaining and relaxing.

Back inside, hallways in the centre of the house lead to the staircase up to the second floor as well as a boot room to the rear of the house.

On the next floor sits two bedrooms, the largest has a dressing room as well as a shower room. The second bedroom is still spacious and sits across the landing from the family bathroom.

It’s clear that any refurbishments have been sympathetic to the original features of this home, from the quarry tiled floor of the entrance porch to the re-roofed gazebo in the garden.

Ideally located in Co Wicklow, this is a dream property for anyone who wants to be in one of the most scenic spots in the country without completely cutting their urban ties. The coast is half an hour away, the Wicklow Way walking trail can be accessed nearby, and all the while Dublin city can be reached in just 1.5 hours by car.

Considering the amount of activities like horse riding, hunting, shooting, golf and hill walking there is to do, it would be extremely tempting for whoever buys Greenhall Lodge, to live a life of leisure for the rest of their days.

Greenhall Lodge, Greenhall, Tinahely, Co Wicklow is on the market for €850,000 through Warren Estates.
