BUILT JUST FIVE years ago, this home in Co. Meath that looks like it could feature on an episode of Grand Designs. Its name, The Riggins, which has roots in an Irish word that means ‘little king’, may be a hint at how high-end this home is.

The house sits behind electric gates and has a one acre site to play with. Little has been done in terms of landscaping, so there’s a lot of potential to get creative here.

The interesting layout, which spans a generous 271 m², allows for extra high vaulted ceilings, a floating staircase and an abundance of light and adds the illusion of even more space.

On the ground floor, terrazzo flooring links all of the social spaces ensuring a great flow from room to room.

In the hallway, the staircase makes for a real focal point as it’s floating and made from solid wood.

If high-end touches in the kitchen are on your wishlist, chances are The Riggins will tick off a few. For starters there’s a Quooker tap for boiling water along with a collection of integrated appliances like the oven, induction hob and fridge. There are hints throughout the house that it’s made for entertaining – the double heated wine cooler and centre bar is a dead giveaway to start.

The house has bedrooms spread over both levels. It also has the luxury of two sitting rooms aside from a home office, a utility room and walk-in storage cupboards. There’s no issue with space here.

This modern home has an A2 BER thanks to a heat recovery system, air to water pump and highly insulated walls. The windows are double and even triple-glazed in some places. Each level benefits from underfloor heating and every room has an individual heating control.

The main bedroom is on the upper floor and has a floating bed, lots of storage and its own bathroom while the other two on this level share a Jack and Jill bathroom that gives the illusion that they both have en suite bathrooms.

This is definitely luxury country living yet it’s not completely isolated, but for extra peace of mind, there are 360 degree security cameras dotted throughout and a full alarm system is already installed.

The towns of Ashbourne, Ratoath and Dunshaughlin are all under 15 minute drives. Meath is often top of the list when it comes to commuter-friendliness. Anyone who needs to make it to Dublin can do with little effort. Dublin Airport is also just a half an hour drive away.

Riggins, Dunshaughlin, Co Meath is on the market for €995,000 through DNG.
