Price comparison: What will €475,000 buy me in different areas of Dublin?

From a modernised cottage in Irishtown to a three-bed semi-d with attic conversion in Dublin 9.

GETTING TO GRIPS with a fast-changing property market is tricky, but we’re here to make things simpler.

Each week, we’ll handpick a number of homes within a similar budget, to give you a snapshot of the property landscape at a particular price point.

This week, we’re looking at properties around Dublin city with an asking price of exactly €475,000 – from

Irishtown, Dublin 4: Three bed cottage

This end-of-terrace cottage a few steps from the banks of the Dodder has been refurbished and extended, with a thoughtful layout that makes the most of its 85 square metres. Number 74 St Magdalen Terrace is located a short stroll from both Grand Canal Dock and Sandymount village.

Inside, an entrance hall leads into the modernised living area, which is divided from the kitchen by stairs to the first floor. A cosy dining room adjoins the kitchen to the other side, while this floor also includes the third bedroom – currently in use as a family room.

Upstairs, two further bedrooms and a fairly spacious bathroom surround a landing. To the rear of the house is a paved courtyard.

Collinswood, Dublin 9: Three/four bedroom semi-detached

Just north of Collins Avenue, 357 Collinswood is an extended and modernised three-bedroom house that offers a lot of space with three main bedrooms, plus a second reception room that could serve as a fourth bedroom, as well as an attic conversion.

Downstairs, the entrance hall sits between the smaller reception room and the main living room, which leads through to the spacious dining and kitchen area. This in turn gives onto the rear garden – a real feature of this property with a large decking area, lawn and a spacious shed to the side of the house.

Upstairs, timber floors add to the charm of the three main bedrooms, one of which is en-suite. A family bathroom also sits on this floor, with further stairs leading up to a bright attic conversion with Velux window.

Terenure, Dublin 6W: Two bedroom terrace

A compact home in a sought-after area close to Terenure village, 4 Cormac Terrace is an artisan cottage that has been extensively modernised to make the most of its available space. Inside, period features meet clean modern lines in an attractive pairing.

Downstairs, a large living and dining area runs almost the length of the house, with exposed brick walls and herringbone flooring. A thermostatically controlled gas fire gives focus to the room, which leads onto the well-appointed kitchen.

Upstairs there are two double bedrooms, one at the front of the house and one to the rear. A shower room, tiled with recessed lighting, completes the home.

Rathgar, Dublin 6: Two bedroom terrace

Part of a secluded development, 28 Oak Apple Green is nevertheless very close to Rathgar village. The location is sought-after, steps from the shops but also a stroll from the amenities of Rathmines and river walks along the Dodder.

Inside, the bright kitchen with skylight sits at the front of the house while to the rear is a fairly sizeable living and dining room. An open fireplace adds character and focus to the space, which opens onto a west-facing rear garden.

Moving upstairs, there are two double bedrooms with fitted wardrobes for storage. A shower room between them was only recently upgraded in 2019.
