IF YOU HAVE a million to spend and crave space without complete isolation, this home in Limerick might tick most of those boxes. Belarmine House is an impressive six-bed home with its floor area of 390 m², so there’s no doubt that it would suit a large family.

The site is elevated and set back from the Mulkear River yet you still get a view of it as well as the rolling hills. Located just 5km from the suburbs of Limerick, the M7 motorway is just 3km away, so it’s ideal for the hybrid worker, too.

It’ll come as no surprise that the rooms are large and bright, consisting of a spacious solid oak kitchen with  a casual dining space. With its black granite counter tops and loads of storage it’s a dream space for the keen cook.

And while the new owners may want to update the decor, that’s all they might have to spend on. The home has a BER of B2, so it’ll be cosy as soon as they move in.

The next owners of  Belarmine House will have not one but three living rooms to relax in. Each one is anchored by a fireplace. The living room has steps that lead down to a separate dining room.

And if work calls, there’s a study to the front of the house. One of the six bedrooms lives downstairs and it has its own en suite bathroom. And as if that’s not enough space, a playroom, utility room and downstairs toilet complete the ground floor.

Five more bedrooms, including the main bedroom, which spans 24 m², reside on the upper floor. It has a walk-in wardrobe and an en suite bathroom. But, actually every bedroom is en suite while some offer great countryside views.

The sheer size of this home is clear as soon as you approach the electric gates and wander up the driveway. One of the most stand out features has to be the timber deck at the back of the house. It’s spans the width of this home, so many of the rooms open out onto it.

There are also gardens to enjoy and maintain as well as lawns for active families. Also on site are two garden sheds, one is made from timber and one is made from steel providing ample storage space and plenty of room for anyone who enjoys the outdoors – with the added bonus of having Limerick city just a short drive away.

Belarmine House, Killonan, Castletroy, Co Limerick is on the market for €1,000,000 through Sherry Fitzgerald.
