ARCHITECTURE BUFFS WILL no doubt be familiar with the name William Tinsley, who before moving to the USA in 1851, designed many buildings across Ireland.

One such is Guilcagh Rectory, which was built in 1849. Now a renovated four-bed home, this listed building has kept many of its original features, yet it is much more comfortable and suited for everyday modern living.

Sitting in half an acre, it’s a good thing that the facade of the rectory can’t be touched as it ties in nicely with Guilcagh Church nearby.

There’s a cosiness to this home even with its large floor area of 251 m². This is thanks to the oil fired central heating, charming solid fuel stoves and fireplaces matched with the high levels of insulation.

Inside, you can expect plenty of exposed stonework across the spacious rooms, from the hallway to the kitchen and beyond.

The ground floor isn’t just home to your run-of-the-mill rooms either. There is a large office along with a library, which both prove that this is the perfect home for a bibliophile, remote worker or simply anyone who likes their own space.

Both of these rooms have fireplaces with stoves and shuttered windows, which adds to the charm. Also off the impressive hallway is the kitchen and dining space. The ceiling is partially vaulted and the units are solid oak, while the Belfast sink adds to the rural vibe.

Also at this level we have a sitting room with a cut stone fireplace as well as a utility room and bathroom.

The impressive vaulted ceiling was created with reinstated original beams adding true character to the landing that links to the bedrooms on the next level.

Each of the four bedrooms live on this floor. The main has its own bathroom and built-in wardrobes while the others share the shower room.

The house is approached by a gravel drive and there is plenty of parking. The gardens are well-established and to the back of the build is a paved courtyard ideal for dining outdoors.

There are also three outbuildings on the site, handy for bikes, sports equipment and garden tools.

As for its location, the rectory is under 3 kilometres from Portlaw village and Waterford city is less than half an hour’s drive away. No doubt it’s the perfect base for exploring the beaches along the sunny south east while the Waterford Greenway is a must for keen cyclists.

Guilcagh Rectory, Guilcagh, Portlaw, Co Waterford is on the market for €600,000 through Brophy Cusack.
