HOME-SHARING ON platforms such as Airbnb will only be allowed where it is a person’s primary residence, under strict new laws to be confirmed by Housing Minister Eoghan Murphy today.
The new short-term let regulations, kicking in on 1 June 2019 and seen by TheJournal.ie, will operate on a ‘one host, one home’ model in areas of the country where there is deemed to be a high housing demand.

Platforms like Airbnb have become hugely popular globally in recent years, with many people opting to stay in someone’s home rather than a hotel or hostel.
However, there have long been calls for home-sharing to be regulated in Ireland, as it is in many other places, particularly in light of the housing crisis here.

Had a week in my own private house with pool, jacuzzi and an acre of land in the Umbria region of Italy in September all for less than the price of a room in a 3* hotel in a Spanish resort thanks to Air B&B!! The value is amazing for holidays in continental Europe.
@Dick Face: There certainly isn’t. Just miles and miles of countryside and amazing views. People are very friendly and prices are incredible. When you take a break from trolling, I would recommend a visit to the region. Narni is the main city there. (fun fact, CS Lewis names Narnia in honor of the city of Narni as he was blown away by it’s beauty)
Anytime I go to Spain I book an Airbnb apartment, I’m not a fan of hotels it’s nice to have your own kitchen on holiday .most are all self check-in very handy.
When you read some of the comments here it’s easy to see why Ireland is in the state it’s currently in. People need to wake the feck up and stop blaming AirB&B for Ireland’s social issues. Last I checked, no one voted AirB&B into power. The niaviaty of people is alarming. People who own the properties are well within their rights to do as they please with there property.
@Nollaig Elliot: Rights are given by the state. The article above says that property owners are not in fact within their rights to do what they want, and have to abide by certain regulations. This has always been the case. For example you are not allowed to open a shop in your living room. You can’t just announce that you have the right to do whatever you want. That is not how rights work.

Was talking with a friend, last night, who lets out a couple of properties on her land via AirB&B, but would prefer regular tenants. She says the regulations now for regular tenants are too expensive to comply with, so she goes through AirB&B. She said what she earns from that tends to go straight to the builders supply store to get more materials to improve the properties. Some years ago she was homeless but bought some ruins in rural Ireland for €15,000, on a loan.
An example for homeless? Get into an empty property, learn to do it up, and cover some of the ‘do-it-up’ costs via doing some AirB&B? For most homeless, the government is not going to rescue you. It seems to need ideas and creative motivation like this.
@WoodlandBard: Oh give over. Hardly a solution to the housing and homeless crisis. I can’t see many homeless people getting a loan for €15K let alone a property. Good for your friend though.
@WoodlandBard: There is no way I would stay somewhere if I knew that an unqualified person wired and plumbed it. That is insane.
Most people don’t want the government to rescue them, they want a not for profit housing model. It doesn’t have to run at a loss if done correctly, although you can be assured it will be sabotaged by vested interests who want it to seem unviable so we return to the market which has hundreds of children homeless and young people paying rent through their noses.
@WoodlandBard: who gives a loan to a homeless person,I have a mobile home and land to put it on but can’t get planning permission because the local council said its tasteless for the area???
Had a wonderful cheap holiday this summer in Europe with the kids. We’ve never been able to afford a foreign holiday but using AirBnB this year we managed it. We got really cheap Ryanair flights, rented a car for 2 weeks (for the same price 3 days car rental would have cost in Ireland), travelled to 3 different countries and stayed in some beautiful AirBnB apartments which worked out so much cheaper than booking hotels. Also with two coeliacs in the family it was essential to have a kitchen in each property to cook our own food as eating out can be a nightmare (and also really expensive). The kids had an amazing time and it’s an experience they’ll never forget, an experience we couldn’t possibly have afforded if we had to stay in hotels and eat out every day.
@Clairy Rooney: Of course it will. It won’t be immediate, but as soon as there is a slight excess of properties on the market, rents will need to come down slightly to gain a competitive edge. It probably won’t be much, but €100 per month will take financial strain off of people that are struggling to come up with nearly €2000 rent for a place right now.
@Willy Mc Caul: the ‘housing first’ scheme works in Finland but it couldn’t work here. Finns are happy to pay higher taxes so that they get fit-for-purpose government, but while we want ‘general taxation’ to pay for everything, we’re not prepared to pay enough. Even simple, logical taxes like water charges meet with vociferous opposition.
We could solve the housing crisis for good if we were willing to pay for it, but we’re not.
@Roy Dowling: Completely agree. There’s an assumption that these will be automatically converted to rental stock. Letting is no longer attractive. The market isn’t exactly bubbling with potential “investors” praying for housing stock to be released to the market so they can snap one up. Take a look at Daft.ie, if you want to buy there’s already plenty of landlords selling.
Are these full properties or just a room or two? I’d imagine it’s a mix of the two..If someone now is renting out a room on Airbnb, it’s not going to have a huge impact if Airbnb is no longer an option?
@Dick Face: You think homeless people can afford the properties on Airbnb?? Most of them are above average. Also more than not will be sold as long term rental can be a pain in the fleadh cheoil.
@Dick Face: Neighbours, friends and myself when we go on holiday put our homes on airbnb. This is how the majority of airbnb properties are rented. If you bother to drill down through the numbers you will find that very few are used for more than 90 days as rentals. Let alone this 365 days a year rentals, total pants :))
Why does the government think that Airbnb operators will automatically convert to rental. Why in God’s Earth would they want to take on all that risk for so little reward? Most will just sell and the new buyers won’t be “investors”.
Seems like the Hoteliers are in the government ear given out about the Competition. If the Hoteliers drop their prices people might think about Holidays at home . Thay are a rip off .Air b&b all the way.
It’s nice to have a living room and kitchen when you have children because you can make their meals and stay up and have a few drinks in the living room after they go to bed. I couldn’t even go to the hotel bar without thinking about poor Madeleine McCann.
Hotels will be delighted. I spent fours day in ireland 2 in a hotel in galway 2 nights b n b squashed bedroom for four 600 euro unaffordable for families.
Airbnb is a great idea. It’s just a bad time for them to be operating in Ireland purely because we made such a mess of our housing policy. Yes there should be restrictions placed on buy to let properties accros the board but airbnb shouldn’t take some blame for our mess
The-Powers-that-be giving in to another lobby group and trying to deflect responsibility for a social problem to someone else. This is an attack on citizens; freedom do use their own property as they wish.
The hotel cost include all of the overheads and staff of the building. And business. We did Airbnb for 6 years no problems until it cost us at least 7000 euros to refurbish our house and have pest control services when someone brought bedbugs into our home. No ones fault but a freaking living nightmare to deal with, sprayed 3 times and fumigated 3 times. They are a curse to get rid of. This are the hidden costs hotels absorb regularly.

Cost of Build is the root cause of house supply problem. Address the root cause.
VAT alone is €28,000 on a basic 3 bed semi. No VAT in UK, France, Spain ….
I have never booked accommodation on Air B n B but I often use the site when dreaming about going on holidays I can’t afford, Air B n B is generally cheaper than a hotel. I am a solo traveller. I use a computer to look at Air B n B and would prefer if their map could be enlarged on the screen.
